Pre-Purchase Home Inspection

This is an inspection typically requested by a home buyer as a condition of their offer to purchase. They are looking for information that will help them to determine the home's current condition including what more they might have to invest in the home after the purchase. 

Most home buyers will want to have any and every potential home inspected to significantly reduce the chance of costly surprises after taking possession. This practice is highly recommended by the Canada Mortgage and Housing Corporation (CMHC), bankers, mortgage brokers and insurance companies.

The goal of the inspection is to uncover and itemize hazards and deficiencies and determine the useful life span, functionality and interactivity of the home's components. There are limitations that can affect your inspection including such things as accessibility and the weather. In some cases your inspector may recommend hiring other experts to properly assess some components/systems in the home.
